“More Americans are on the move, with home sales rising to the highest level since December. This is great news for the housing market and the economy,” said NAR Chief Economist Dr. Lawrence Yun. “Improving affordability is helping drive this momentum. Even with mortgage rates ticking up compared to earlier in the year, they remain lower than a year ago and are essentially at the long-term historical average. Income gains are also outpacing home price growth by a small margin in most parts of the country.”

Yun continued, “The new record-high May home price reflects solid fundamentals for homeowners and ongoing supply constraints.”

What Does “0 Pending Contracts” Actually Mean?

This is the number that raises eyebrows — and it deserves a real explanation. Right now there are zero homes under contract in this data pull, which means the pending ratio (a metric that measures how quickly homes are going under contract) simply can’t be calculated this cycle.

If you’re a buyer: with 366 homes on the market and no bidding wars in the pipeline, this is your window — less head-to-head competition, more negotiating room, and time to make a thoughtful decision.

If you’re a seller: this is your signal. Homes that aren’t moving usually aren’t unlucky — they’re overpriced, under-marketed, or both. The market is telling you something, and the good news is it’s fixable.

Days on Market & What Homes Are Selling For

The Only Investment You Need to Build Your Real Estate Business


The hardest part of real estate isn't the money. It's doing it alone, without the reputation, support, and track record that a strong team already provides.

 

Most agents assume it takes serious money to build a real estate business of their own. It doesn't. The investment that actually matters is your time and your effort, and after 15 years building my business in Northern Arizona, I'm convinced that's the part most people get wrong. 

Yes, there are some upfront costs to becoming a Realtor, but every business asks you to put something in to get something out. The real question is how much you have to invest, and whether you're carrying all of it alone.

I started here knowing no one. When I got into real estate in Arizona, I had just moved from another state and didn't know a single person. I put some money into the business, but honestly, very little. What I really invested was effort, ingenuity, and a willingness to do the unglamorous work most people avoid. That combination is what let me grow, and it's still the only ceiling that matters: you can go as far as you're willing to work.

"The only investment you really need to make in this business is your time and effort."

You get to build on what I've already built. Fifteen years in, the agents who join me don't have to start from zero. They get to build on the reputation and the track record I've already established, so my successes become theirs. I'm genuinely happy when one of my agents wins a listing by saying, "Look what we did," even when it was my work behind it. If that's what helps them land the business, I want them to use it. Sharing what I've built is one of my favorite parts of this job, because there's no good reason for a capable agent to reinvent a foundation that already exists.

The honest truth is that this business is hard to do alone. If someone had offered me everything I now give my agents, I would have said yes without hesitating. The first reason is that real estate can be isolating, and the second is that it gets genuinely difficult without the right support behind you. Having people in your corner changes the entire experience.

When I step back and think about what it really takes to build something lasting in this business, it comes down to those two ingredients working together: your effort, and a foundation that already knows how to win. It sounds like the kind of thing that works great in a thumbnail and falls apart in real life. And honestly? Sometimes it does. But here's what those videos get right even when they oversell the ending: housing costs have outpaced wage growth by a wide margin, and for the right buyer, generating income from a property can make ownership viable when it otherwise wouldn't be. The strategy is real. The "living for free" part is just the clickbait version of it.

In a market like Flagstaff — where mountain-town demand, a major university, and limited inventory keep prices well above what local wages comfortably support — the smarter question in 2026 isn't whether house hacking works. It's whether it's the right fit for you. Here's what that actually looks like.

What House Hacking Actually Means


House hacking is simple in concept: buy a primary residence and generate income from it to help offset the cost of owning it. The definition is that clean. The execution has a lot of range.

The term drew a wave of breathless attention a few years ago, usually paired with promises of "living for free" or "having your tenants pay your mortgage." That framing wasn't entirely wrong, but it oversimplified things in ways that set some buyers up for disappointment. The more useful way to think about it in 2026 isn't about eliminating a housing payment — it's about engineering a more manageable one.

Say a Flagstaff home carries a $4,200 monthly mortgage, and a casita on the lot rents for $1,700. That leaves a $2,500 net payment — a number that can pencil out where $4,200 simply couldn't.

That's the real value. Not a free house, but a door that was otherwise closed, now open.

Accessory Dwelling Units — ADUs, casitas, in-law suites, backyard cottages — have become the gold standard of modern house hacking. An ADU is a secondary living unit on the same lot as a primary home: a detached structure in the backyard, a converted garage, or a basement with its own entrance.

ADUs have taken off for a straightforward reason: they're increasingly legal in places where they weren't before, and both the financing and the rental markets now support them. In Arizona, that shift is concrete. House Bill 2720 — the state's "casita bill," signed in 2024 — requires every city with a population over 75,000 to allow at least one attached and one detached ADU on single-family lots, by right. Flagstaff is one of the 16 Arizona cities that fall under it, which means the legal pathway to add a casita here is more open than it has been in years.

The financing caught up, too

Fannie Mae rolled out a significant policy update through its Desktop Underwriter system in late March 2026, allowing buyers to count projected ADU rental income toward their qualifying income on a purchase. The income is capped at 30% of the borrower's total qualifying income, applies to one-unit owner-occupied principal residences, and can come from a single ADU. It's a meaningful change: a buyer eyeing a home with a casita can now leverage that unit's income potential before they ever sign a lease.

FHA loans let buyers purchase up to four units with as little as 3.5% down, as long as they occupy one unit as a primary residence. Eligible veterans can go further with a VA loan, which requires no down payment on qualifying multi-unit properties. And for buyers who fit neither box, Freddie Mac's Home Possible program allows qualified buyers to put down as little as 3%.

The financing for owner-occupied multi-family is more accessible than most buyers realize. For those willing to share a property line with their tenants, the income potential typically runs higher than an ADU, and the strategy is time-tested.

The Real Math


Here's the truth about house hacking in 2026: the "living for free" narrative was never universally achievable, and it's even rarer now. Rates have stabilized but remain elevated compared to the pandemic-era floor. Prices, while no longer climbing at a frenetic pace, are not meaningfully lower in most markets — and Flagstaff is no exception. Cash-flowing a property from day one, where rental income covers the entire mortgage, requires either very favorable conditions or a large down payment.

That's not a reason to dismiss the strategy. It's a reason to recalibrate. The goal isn't to erase a housing payment — it's to bring it down to something sustainable. A well-chosen house hack often turns an unaffordable property into a manageable one, and that's a significant win. Buyers who run realistic numbers — factoring in vacancy and maintenance — tend to do well. Buyers who chase optimistic projections tend to struggle.

Lenders have adjusted as well. The new Fannie Mae ADU guidelines come with documentation requirements and that 30% cap on countable income. That's a reasonable safeguard, not a barrier — it filters out the wishful math and keeps qualifying grounded in real market data.

NAR research notes that households with three or more income earners are increasingly common among these buyers, which strengthens the financial case further.

Living in a property while managing a rental unit is one of the lowest-risk ways to learn real estate investing. A buyer who spends two or three years in a house hack and then moves on can keep the first property as a full-time rental — with tenant-management experience already in hand.

What to Know Before Getting Started


  • Zoning and local rules are non-negotiable. ADU legality, short-term-rental rules, and multi-family zoning vary block to block. In Flagstaff specifically, ADUs come with their own layer: occupancy is capped at two people per unit, attached or interior units must share most utility connections with the main home, and using an ADU as a short-term rental requires the owner to live on the property. What's allowed three streets over may not be allowed on the home you're considering — and unpermitted units create liabilities that outlast any savings. Doing it by the book from the start is the only approach that holds up.
