PRICE IMPROVEMENT! Northern Arizona Homestead for Sale Near Williams, AZ | 11-Acre Private Retreat with Greenhouse & Generator

4 BD | 2 BA | $ 639,999 629,999 Price cut: $10K (7/13)

If you've been searching for peace, privacy, and the freedom to live a more self-sufficient lifestyle, this extraordinary Northern Arizona homestead may be exactly what you've been waiting for. Tucked away in the quiet high country outside of Williams, this one-of-a-kind 11-acre property offers the rare opportunity to own a secluded mountain retreat surrounded by forest, wide-open skies, and the calming beauty of nature.

Completely fenced with an automatic gated entry, this private estate combines practicality, comfort, and country charm in a setting that feels worlds away from the noise and stress of everyday life. Whether you're looking for a full-time residence, hobby ranch, off-grid-inspired retreat, or seasonal mountain escape, this property delivers a lifestyle that's becoming increasingly difficult to find in today’s market.

Experience True Northern Arizona Country Living

Set among the pines and open high-country landscape, this well-maintained 4-bedroom, 2-bath manufactured home offers room to spread out both inside and out. The spacious floor plan includes a welcoming living room and a separate family room, giving homeowners flexibility for entertaining, relaxing, or creating dedicated spaces for work, hobbies, or guests.

Natural light fills the kitchen, where custom cabinetry, quality appliances, and thoughtful features like a trash compactor create a space that is both functional and inviting. The appliances convey with the sale, helping make this property move-in ready from day one.

The primary suite was designed with comfort in mind and features a beautifully customized walk-in shower along with dual sinks for added convenience.

A Property Designed for Self-Sufficiency & Peace of Mind

What truly sets this property apart is the infrastructure already in place for sustainable country living. Outside, mature landscaping and a drip irrigation system help maintain the grounds efficiently, while the greenhouse provides year-round gardening opportunities for those seeking a more self-reliant lifestyle.

A massive 4,000-gallon cistern offers valuable supplemental water storage for irrigation and additional fire protection—an increasingly important feature for rural properties in Northern Arizona.

Adding even more peace of mind, the property includes a powerful 12k backup generator that automatically activates approximately 30 seconds after a power outage. Whether you're living here year-round or using the property as a mountain getaway, this level of preparedness provides security and comfort during every season.

Room for Vehicles, Equipment & Outdoor Adventure

This Williams-area property was built for functionality just as much as relaxation. The spacious 4-car garage provides ample storage for vehicles, recreational equipment, tools, or workshop space. In addition, the covered carport, RV parking, and two separate storage sheds offer incredible versatility for homeowners with outdoor hobbies, homesteading equipment, trailers, or guests traveling through Northern Arizona.

The fully fenced acreage creates flexibility for gardening, pets, hobby farming, or simply enjoying the privacy and open space that rural living provides.

A Setting Full of Character & Northern Arizona Charm

One of the most unique features of this property is the daily passing of the historic Grand Canyon Railway. The train travels by the home twice each day, adding a nostalgic and charming touch that enhances the property's mountain-town character.

Surrounded by trees and expansive views, the property offers the feeling of complete seclusion while still being accessible to the restaurants, shops, and amenities of nearby Williams—often referred to as the “Gateway to the Grand Canyon.”

Outdoor enthusiasts will appreciate the easy access to hiking, camping, fishing, off-roading, and endless opportunities to explore the beauty of Northern Arizona.

What This Means for Buyers

Properties like this are becoming increasingly desirable among buyers seeking privacy, sustainability, and usable acreage in Northern Arizona. With infrastructure already in place—including fencing, water storage, backup power, greenhouse space, RV parking, and multiple storage options—this property offers far more than just a home. Flagstaff AZ Real Estate Market Update- April 2026

Flagstaff Housing Market Update – April 2026 | Buyer & Seller Trends

Flagstaff Housing Market Update – April 2026: What Buyers and Sellers Need to Know

If you’ve been wondering whether now is the right time to buy or sell in Flagstaff, you’re asking exactly the right question — and the April 2026 numbers give a clear answer.

Sales are climbing, the spring market is waking up, and there’s real opportunity on both sides of the table. Here’s what’s actually happening, what it means for you, and how to make your next move with confidence.

So, How’s the Flagstaff Market Doing Right Now?

Short answer: it’s gaining momentum. Sales are up sharply from a year ago, prices are holding firm, and homes are moving a little faster than they have been. Here’s the April 2026 snapshot at a glance:

Homes Currently For Sale 320
Homes Under Contract 0
Median Asking Price $907,500
Median Sold Price (Last 6 Months) $719,500
Median Sold Price (Last 30 Days) $737,500
Total Homes Sold (Last 6 Months) 384
Homes That Didn’t Sell (Last 6 Months) 194
Median Days on Market – Active 47 Days
Median Days on Market – Sold 77 Days
Recent Days on Market (Last 30 Days) 52 Days
List-to-Sale Price Ratio 97.6%
Months of Inventory 5.0 Months

These numbers tell a story — and we’re going to break it all down for you.

Home Sales Are Climbing: Flagstaff Picks Up Momentum

In April 2026, 100 homes sold in Flagstaff — up from 81 in April 2025 and 90 in April 2024. That’s a 23% year-over-year jump, and it points to a market that’s finding real energy as spring arrives.

We’re still below the pandemic-era highs of 2021 (141 sales) — but that’s a good thing. Those years were an anomaly, not a benchmark. What we’re seeing now is a healthy rebound from the 2023 low of 73 sales, with buyers making real decisions for real reasons.

Flagstaff home sales in April by year, 2017 to 2026

What’s Selling — and What’s Not

Here’s how April 2026 breaks down by property type:

🏡
Single-Family Homes

57 sold in April 2026, up from 53 a year ago. Still the most popular choice in Flagstaff by a wide margin — and now a touch more competitive.

🏘️
Townhomes

15 sales, up from 10 in April 2025 — a 50% jump. Strong demand from buyers wanting lower-maintenance living or a more accessible entry point into the market.

🏢
Condos

15 sales, up from 10 a year ago — also up 50%. Great for first-time buyers and investors eyeing short-term rental potential given Flagstaff’s strong tourism draw.

🏠
Other Property Types

13 sales, up from 8 in April 2025 — a 63% increase that signals growing interest in non-traditional options.

The big takeaway? Sales are up across every category year over year, and the gains are broadest outside single-family homes. Buyers are exploring more options — and that’s creating new opportunities across the board.
Flagstaff home sales by type, April 2026 versus April 2025

What’s Driving the Market?

“Despite mixed macroeconomic signals—including a record-high stock market and historically low consumer confidence—home sales were modestly boosted by the continued improvement in housing affordability,” said NAR Chief Economist Dr. Lawrence Yun. “Mortgage rates are lower from a year ago, and average income growth is outpacing home price gains.”

“Inventory still remains tight. Multiple offers, though not as intense as a few years ago, are still occurring. At the same time, days on market are lengthening on average, implying that consumers are taking their time before making decisions.”

What Does “0 Pending Contracts” Actually Mean?

This is the number that raises eyebrows — and it deserves a real explanation. Right now there are zero homes under contract in this data pull, which means the pending ratio (a metric that measures how quickly homes are going under contract) simply can’t be calculated this cycle.

If you’re a buyer: this is your window. Less head-to-head competition, more negotiating room, and time to make a thoughtful decision. You’re not racing five other offers.

If you’re a seller: this is your signal. Homes that aren’t moving usually aren’t unlucky — they’re overpriced, under-marketed, or both. The market is telling you something, and the good news is it’s fixable.

Days on Market & What Homes Are Selling For

Days on market (DOM) is one of the most honest signals in real estate. Here’s where things stand:

  • Active listings have been sitting for a median of 47 days
  • Homes sold over the last 6 months averaged 77 days on market
  • But homes sold in just the last 30 days? Only 52 days

That last number matters. Recent sales are moving faster than the 6-month average — a quiet but positive sign that demand is picking up as we head deeper into spring. One outlier worth noting: luxury homes in the $2.2M–$2.4M range sold the fastest of any price segment over the last six months. Sometimes the top of the market surprises you.

On price, the median sold price over the last six months was $719,500, and in just the last 30 days that ticked up to $737,500 — a sign prices are holding firm, even strengthening, heading into the busy season.

The median asking price across active listings is $907,500, which means there’s a gap between what some sellers are hoping for and what buyers are actually paying. The reassuring number for both sides is the list-to-sale ratio of 97.6% — buyers are paying about 97 cents on every dollar of asking price. Sellers are still getting close to their number, and buyers aren’t overpaying.

How Much Inventory Is Out There? The 5.0-Month Story

The absorption rate tells us how long it would take to sell every active listing at the current pace of sales. Right now, that number is 5.0 months. Here’s a simple guide:

  • Under 3 months → Strong Seller’s Market
  • 3–6 months → Balanced Market
  • Over 6 months → Buyer’s Market

At 5.0 months, Flagstaff is in balanced territory overall. But the picture changes dramatically depending on your price range:

Price Range Absorption Rate Market Leans
$400K–$599K 4.2 months Balanced
$600K–$799K 5.5 months Balanced
$800K–$999K 6.0 months Balanced
$1.0M–$1.19M 6.0 months Balanced–Buyers
$1.4M–$1.59M 18 months Strong Buyers
$2.8M+ 18+ months Strong Buyers

If you’re shopping or selling in the $400K–$1M range, the dynamic is very different from what’s happening at the luxury end. Knowing your segment matters.

What’s Happening in Flagstaff This Spring?

Spring in Flagstaff has its own energy. The tail end of ski season at Arizona Snowbowl overlaps with the first hints of warmer weather, and that transition brings a familiar buzz to the local market — more sellers prepping their homes, more winter-researching buyers ready to act, and the lifestyle appeal of the trails, the pines, and the mountain air front and center again. For buyers relocating from the Phoenix metro or out of state, spring is often when the decision clicks. For local sellers, it’s historically your best window to list.

Flagstaff Real Estate FAQs – April 2026

🔥 Is now a good time to buy a home in Flagstaff?

Honestly? Yes — especially right now. With 320 homes available, zero competing offers in the pipeline, and a market that hasn’t fully shifted into peak spring competition yet, buyers have real leverage. If you’ve been on the fence, this is a smart time to get serious.

👉 Browse homes for sale in Flagstaff to find what fits your lifestyle and budget.

🔥 How long will it take my home to sell in Flagstaff?

It depends heavily on price and presentation. The overall median is 77 days, but homes sold in the last 30 days moved in just 52. The market rewards homes that are priced right and marketed well — and of the 194 homes that didn’t sell in the last six months, most had at least one of those two things working against them.

👉 Get a custom home value analysis for your specific neighborhood and property.

🔥 What’s the median home price in Flagstaff right now?

The median sold price over the last six months is $719,500, and over the last 30 days it’s $737,500. The median asking price across active listings is higher at $907,500 — which is why pricing strategy and presentation matter so much when you list.

🔥 Is Flagstaff a buyer’s market or a seller’s market right now?

It’s balanced at 5.0 months of inventory. That said, the $400K–$800K range still leans toward sellers, while the luxury segment above $1.4M gives buyers significantly more room to negotiate. The answer really depends on where you’re playing in the market.

Rare Coconino National Forest Boundary Ranch — Accessible, Usable & Ready

What makes this property special is not just the acreage — it's how usable and accessible it is. Located only 12 miles south of Flagstaff and approximately 140 miles from North Phoenix, this 64.62-acre ranch parcel borders Coconino National Forest on the north, east, and south sides, creating an exceptionally private setting with direct access to miles of riding, hiking, and recreational trails.

Unlike many Northern Arizona ranch properties hidden far down rough dirt roads, this land offers easy year-round access while still delivering the quiet, secluded western lifestyle buyers are searching for. The terrain is predominantly level and highly usable, with open pastureland blending into beautiful stands of mature ponderosa pine along the forest boundary.

The property is already improved with substantial livestock infrastructure: perimeter fencing, cattle pens, sorting and loading facilities, shelters, a barn, water holding tanks, and a rustic cabin with APS electric service and septic installed. Strong cell service is available throughout, and large trucks, horse trailers, and heavy equipment access the site with ease. Properties that combine National Forest boundary, existing infrastructure, level terrain, strong access, utilities, and development flexibility this close to Flagstaff rarely come available.

📐
G-10 Zoning — Development Ready

The current G-10 zoning allows a 10-acre minimum parcel size, opening the door for future subdivision, a family compound, equestrian resort development, or a conservation-style community.

📶
Strong Cell Service Throughout

Reliable cell service across the entire property means you can run a business, manage remote operations, or simply stay connected — without sacrificing the privacy of a true ranch setting.

This parcel sits within Coconino County's south rural zone, a corridor along I-17 between Flagstaff and the Mogollon Rim defined by ponderosa pine forest, working ranch land, and uncluttered open sky. The area includes a handful of small unincorporated communities — like Mountainaire and Kachina Village — where longtime locals and weekend ranch owners coexist with a quiet, self-sufficient culture far removed from the pace of city life. There are no HOA fees, no dense subdivisions, and no noise — just the forest, the elk, and the horizon. Residents drive into Flagstaff for full services in under 15 minutes, making the balance of seclusion and accessibility here genuinely rare.

Recreation at Your Doorstep

🌲

One of the most diverse national forests in the American Southwest, Coconino spans 1.856 million acres surrounding Flagstaff, from Humphreys Peak — the highest point in Arizona — down through the Mogollon Rim. This property borders it directly, giving owners immediate, private access to its trail systems without a single gate or trailhead parking lot.

A 621-acre recreation hub just 3 miles south of Flagstaff offering multi-use trails, an equestrian arena, archery range, bike park, disc golf, the Pepsi Amphitheater, and seasonal camping. It's the community gathering point for south Flagstaff residents and equestrian enthusiasts alike.

Adjacent to Fort Tuthill, the fairgrounds host the annual Coconino County Fair, Overland Expo, rodeos, livestock shows, and major regional events. For a ranch owner or equestrian operator, having the county fairgrounds this close is a genuine asset.

✈️

Flagstaff's regional airport is less than 15 minutes from this property, offering commercial flights and private aviation services — a meaningful convenience for buyers traveling between Northern Arizona and other parts of the Southwest.

🏔️

Arizona's premier ski resort sits on the slopes of the San Francisco Peaks just north of Flagstaff, offering downhill skiing, snowboarding, and scenic gondola rides in winter — with mountain biking and trail access in summer. Roughly 30 minutes from the property.

May 2026 Flagstaff Luxury Real Estate Market Report

Broaddus Partners Group

🏠 May 2026 Flagstaff Luxury Real Estate Market Report

Rising Sales, Shrinking Inventory & What That Means for Northern Arizona’s Luxury Buyer and Seller

The May 2026 Luxury Market Report is your comprehensive guide to the North American luxury real estate landscape—analyzing month-over-month performance alongside a 13-month trend across top residential markets in the United States and Canada.

But this month’s message is unmistakable:

The luxury real estate market continues to outperform broader housing market expectations.
And the reason why may surprise you—it isn’t momentum. It’s precision.

Sales activity is rising year-over-year even as the number of new luxury listings declines compared to 2025. Affluent buyers are active. Inventory is tightening. And Flagstaff—as always—is no exception.

🌎 North America: The Market Is Operating on Its Own Terms

This month’s report makes one thing clear: the luxury segment is increasingly independent from traditional residential market trends. While the broader housing market continues to feel the pressure of elevated interest rates and conventional financing constraints, the luxury tier is moving by a different set of rules.

Here’s why:

  • Affluent buyers are less impacted by elevated interest rates—many are transacting in cash or with significant liquidity
  • Conventional financing pressures simply don’t apply the same way at this price point
  • Luxury real estate is increasingly viewed as a stable long-term asset, a hedge against volatility, and a lifestyle investment—not just a financial one
  • Younger high-net-worth buyers are entering the market with long-term wealth positioning in mind

The result? A market defined not by urgency—but by alignment.

↑ YoY Single-Family Luxury Sales Rising
↓ Supply New Luxury Listings Declining vs. 2025
Seller’s Single-Family Luxury Market Territory
↑ Momentum Attached Luxury Properties Regaining Ground

Single-family luxury homes remain firmly in seller’s market territory. Attached luxury properties are continuing to regain momentum. Stable days-on-market and sold-to-list price ratios tell us that motivated buyers are still acting decisively when the right property appears.

👉 This is not a slowdown. This is a supply-constrained luxury market—and that distinction matters enormously for both buyers and sellers.

🏠 What’s Driving Luxury Decisions in May 2026?

Inventory shortages are becoming one of the defining trends shaping this cycle. Many luxury homeowners are adopting a “wait-and-see” approach—contributing to fewer new listings entering the market and compressing available supply.

The downstream effect? Buyer urgency is increasing as competition grows for high-quality, limited luxury inventory.

Today’s luxury buyer is driven by lifestyle, not speculation. We’re seeing a continued shift toward:

  • Lifestyle-first decision making
  • Wellness-driven design (spa spaces, natural light, outdoor living)
  • Multigenerational flexibility
  • Move-in-ready properties
  • Work-from-home adaptability
  • Second homes in lifestyle markets

Affluent buyers continue to view real estate as:

  • A stable long-term asset
  • A hedge against volatility
  • A lifestyle investment—not just financial

This is especially true among younger high-net-worth buyers entering the market. And it points to something the broader market often misses: this current cycle reflects normalization, not slowdown—supported by financially resilient buyers and long-term wealth positioning.

🏔 Flagstaff Luxury Market: May 2026 Local Insight

While national trends provide the framework, Flagstaff continues to outperform through lifestyle appeal and limited supply. Here’s how those themes play out locally this month:

1. Inventory Remains Tight in Key Luxury Segments

Just like the national picture, Flagstaff’s luxury supply remains selective—particularly in:

  • Golf communities (Pine Canyon, Forest Highlands, Flagstaff Ranch)
  • View properties (San Francisco Peaks, forest adjacency)

New listings continue to lag, aligning with national seller hesitation. Limited supply continues to support value.

2. Buyers Are More Intentional—But Still Active

Today’s luxury buyer in Flagstaff is more analytical, more patient, and highly selective. But when the right property appears—they move decisively, often with cash.

This aligns with broader trends showing stable demand despite slower decision cycles.

3. Pricing Is Stable—But Requires Strategy

Local data reinforces what we’re seeing nationally:

  • Flagstaff home prices are relatively stable, with slight softening in some segments
  • Homes are taking longer to sell—~86 days vs. ~44 days last year
  • Buyers are negotiating more—especially on homes lacking strong presentation or positioning
👉 Pricing without strategy is no longer effective.
👉 Positioning is everything.

4. Lifestyle & Second-Home Demand Continues to Drive Flagstaff

Flagstaff remains a destination market fueled by:

  • Second-home buyers
  • Phoenix + out-of-state migration
  • Demand for cooler climate, outdoor lifestyle, privacy and space

This aligns with national trends showing strong demand in lifestyle-driven markets.

🔎 What Lies Ahead for 2026?

Expect the following trajectory to continue shaping the Flagstaff luxury market through summer and beyond:

  • Continued inventory constraints in luxury segments
  • Measured price growth, not rapid appreciation
  • Buyers becoming increasingly data-driven and selective
  • Sellers needing to focus on: presentation, pricing strategy, and lifestyle marketing
The market is no longer driven by momentum.
👉 It is driven by precision.

🌟 Strategic Recommendation for Luxury Buyers & Sellers

Success in today’s market requires more than participation—it requires positioning.

For Buyers:

  • Opportunities exist—but timing alone won’t create advantage
  • Strategy and access matter more than ever

For Sellers:

  • Demand is still present—but expectations are higher
  • The homes that win are: move-in ready, lifestyle-driven, and professionally marketed

💬 Let’s Talk Luxury Real Estate

For homeowners looking to sell or buy in today’s luxury market, working with a Realtor who understands your local market is no longer optional—it’s essential.

That means someone who brings:

  • Hyper-local Flagstaff market dynamics
  • Luxury buyer psychology
  • Strategic pricing and negotiation
  • High-level marketing exposure
  • A high level of security and discretion throughout the transaction
  • The ability to leverage technology for maximum property exposure

The Real Estate Team Model Where Everyone Actually Wins

What if someone built the entire business for you and all you had to do was bring in the customers? That's the partnership I've created for my agents.

I want to talk about the structure I've built and why I think it's one of the best opportunities in real estate right now. The way I look at my team is as a true partnership.

It's a partnership between me, my agents, PLACE, and eXp. And the way it all works together is that everyone wins.

Here's how the partnership works. I like to think of it this way. Let's say you wanted to start a restaurant but had no money to do so. What if someone came to you and said, "We're going to start a brand new restaurant, not a franchise, something completely new, and I'm going to pay for all of it. The lease, the building, the napkins, the menus, the staff, everything." All you have to do is go out and bring in the customers. That's it. You don't have to do anything else except bring people in to eat at the restaurant. That's a pretty amazing partnership.

Starting a team is harder than people think. I've heard plenty of agents say they're just going to start a team, and my response is good luck. It's really hard, it's really expensive, and making sure you have what it takes to keep agents fueled and satisfied is tough.

My monthly costs are significant. But I love doing it. I love having the restaurant. I love customizing it. I love creating something that draws people back again and again because of the service we provide. That's my goal, and I want to do that for my agents too.

"I love creating something where people come back over and over because they love the service we provide"

You're not just working here. You're a part owner. This isn't just a job where you show up and collect a commission split. Once you reach a certain point, you can purchase pre-IPO stock in PLACE. I don't know if people fully understand how valuable that is.

I remember when eXp was pre-IPO, and people were buying stock and becoming overnight millionaires. That's where we are with PLACE right now. It's going to be a household name in real estate, and for those of us who are in a position to purchase pre-IPO stock, the upside is massive.

Multiple income streams through revenue share. There are so many ways to build income on this team beyond your transactions. If you introduce an agent to our team, you get revenue share, not just through eXp, but through PLACE as well. Revenue share means you get a percentage of their production through both platforms. It's a real, recurring income stream that grows as the team grows.

If you're an agent who wants to be part of a team that truly operates as a partnership, where everything is built for you, and all you have to do is focus on bringing in clients and providing great service, reach out to me.
