Today I'll go over the latest data from our market this summer.
In June, the median price was $601,620. Last year it was $474,000. The median days on market is 48 days; last year it was 61 days.
From Winslow to Ashfork, there are 236 homes on the market right now. The highest-priced home is $5.2 million and is located in Pine Canyon. The lowest-priced home is $82,000 and is located in Winslow.

If you're looking in and around the Flagstaff area, there are 150 available homes. Last year we only had 84. The lowest-priced home is $175,000 and is located in Kachina Village. It's a 5,000 square foot lot.
24% of home sellers expect to get more for their home than what they are listed for and some don't even want to sell if they don't get more than it's listed for. Housing sales jumped 32% versus the previous month. That’s due to increasing inventory. We're seeing a lot more financed offers and fewer cash offers versus a couple of months ago. Also, the 30-year fixed-rate mortgage dropped to an average of 2.93%. Things typically slow down around this time of year so if you're looking to buy, this would be a really good time.
